Why houses age differently here

In Las Terrenas, a house lives with heat, humidity, heavy showers and sea air all year round. That speeds up wear and tear: metal rusts, seals dry out, paint blisters and mould settles into closed rooms. Regular upkeep makes it easier to spot problems before they grow.

Humidity and mould

Moisture is the most common cause of damage indoors.

  • Air the house whenever you can, especially bedrooms, wardrobes and bathrooms.
  • Leave a little space between furniture and walls, and avoid storing clothes, boxes or paperwork directly on the floor.
  • Watch for dark patches, a musty smell and peeling paint: they are often the first signs.
  • Mould that keeps coming back in the same spot usually has a specific cause, such as a leak, water getting in, or condensation around an air conditioner. It is better to find the source than to paint over it.

A dehumidifier or air conditioning lowers the moisture in the air, but neither will fix water coming in from outside.

Salt air and corrosion

Near the sea, salt settles on every surface and attacks metal.

  • Rinse exposed metal with fresh water: railings, outdoor lights, handles and garden furniture.
  • Keep an eye out for rust on grilles, roof fixings, hinges and the outdoor units of your air conditioners.
  • When a part needs replacing, ask the professional which materials they recommend for a seaside environment.
  • Salt and humidity also damage outdoor sockets, boxes and electrical panels. Any sign of corrosion on electrical equipment should be checked by an electrician; do not handle it yourself.

Roof and waterproofing

The roof protects everything else. A small leak left alone can damage ceilings, timber and wiring.

  • Have the roof, joints and terrace waterproofing inspected, ideally before hurricane season and after heavy rain or strong wind.
  • Keep gutters and downpipes clear: leaves, flowers and nests block them quickly.
  • Indoors, look for stains on the ceiling, drips near windows or marks running down the walls.
  • Palm-thatch (cana) roofs need their own kind of care: speak to someone who works with that material regularly.

Working at height is dangerous. Leave inspections and repairs to people with the right equipment.

Paint and exterior walls

Exterior paint protects the walls as much as it decorates them. Blisters, cracks, black marks or paint that leaves a chalky powder on your fingers mean it is no longer doing its job. Before repainting, ask what preparation is included (cleaning, mould treatment, filling cracks) and which products suit outdoor use in a humid climate. A detailed quote is easier to compare.

Air conditioners

  • Clean the filters, or have them cleaned, regularly and as the manufacturer's manual recommends. Clogged filters reduce performance and cause odours.
  • Have the units serviced by a technician, who will clean them and check the condensate drain. Water dripping indoors or a stain under the unit are warning signs.
  • Keep the outdoor unit clear of plants and watch for corrosion.
  • If you notice an unusual noise, a burning smell or the breaker keeps tripping, switch the unit off and call a technician.

Insects and termites

Termites (comején) can damage roof timbers, doors, furniture and wooden wardrobes.

  • Signs to look for: thin mud tubes on walls, wood that sounds hollow, discarded wings after rain, fine wood dust.
  • Do not stack firewood or timber against the house, and get leaks fixed: damp attracts many insects.
  • For treatment, use a pest-control professional and ask which products they use and what precautions to take with children, pets, the pool or a vegetable garden.
  • To limit mosquitoes, get rid of standing water: plant saucers, buckets, blocked gutters or a poorly covered cistern.

Garden

Plants grow fast here and can damage the house.

  • Have branches cut back where they touch the roof, walls or cables. Near power lines, this is strictly a job for professionals.
  • Keep an eye on roots near foundations, pipes and the septic tank.
  • Avoid sprinklers that keep the base of the walls permanently wet.

Power cuts, inverters and generators

Power cuts can happen. If your home has an inverter (inversor) with batteries, or a generator (planta):

  • Have the system checked by an electrician: batteries, ventilation of the room, connections and protective devices.
  • Ask which circuits stay powered during an outage and what protection suits your sensitive equipment.
  • Never run a generator indoors or close to doors and windows, because of the risk of carbon monoxide.
  • Do not touch the panel, batteries or wiring. If you notice a burning smell, sparks or exposed wires, move away and call an electrician. If there is immediate danger, call 911.

A simple maintenance calendar

Adapt this to your house with your service providers:

  • Day to day: air the house, avoid standing water, rinse exposed metal, glance at the gutters.
  • Before hurricane season, which officially runs from 1 June to 30 November in the Atlantic: roof, gutters, tree trimming, inverter or generator, outdoor items.
  • After a heavy downpour or strong wind: walk around the house and check ceilings, terraces and the garden.
  • Every year, or as often as your technicians advise: air-conditioner servicing, termite inspection, condition of the exterior paint, a check of the electrical installation.
